DHT is horrible for hair, and estrogen raises androgen receptors in the scalp, so the effect is synergistic. The testosterone falling is misleading, as DHT doesn't fall as you age. Furthermore if DHT were fine while estrogen were bad, then we would expect finasteride and dutasteride to be bad for hair (which is not the case).
The article is pseudoscience in my opinion.

what about the in vitro studies with dht and its effect on follicles .. where does it fit in ? Im one confused ...KID

This topic has been covered pretty heavily in the past. The short story is that estrogen becomes more of a factor as a male ages, it's not as prevalent in early MPB.

Estrogen has positive and negative effects, here's why: when estrogen is not bound to SHBG and is circulating "free" in the blood, it is able to do positive things, like stimulate IGFBP's and SHBG, it also helps strengthen blood vessels and helps to build bone. But estrogen becomes a problem when it binds to SHBG. Remember, SHBG acts as a "foundation" for hormones; it binds them and prevents them from being metabolized and excreted from the body, SHBG also binds hormones to the SHBG-receptor. When this happens estrogen accumulates and can cause unwanted growth (breast/prostate cancer). When estrogen is bound to SHBG, it cannot exert it's positive effects (mentioned above). Also when estradiol binds to SHBG it exerts the same effect as DHT [1]!!

The best way to displace estrogen from SHBG is to eat a plant based diet, because all plant-foods contain phytoestrogens and beta-sitosterol. Both phytoestrogen and beta-sitosterol are shown to displace estrogen away from SHBG, thus increasing it's metabolic clearance rate and excretion.
